Case Study: Using Custom Modular Fabrication to Achieve Passive House Energy Use Standards

In this session, Tom O’Hara, commercial development manager at Signature Building Systems, will share lessons-learned behind two innovative projects and why modular construction is a proven pathway for any developer wanting to achieve high thermal energy efficiency in construction. In 2018, Signature Building Systems set about building the Richmond Great Point Workforce Housing Apartment project in Nantucket, Massachusetts. This required the company to master the Massachusetts Stretch Code which requires overall energy use reductions of approximately 20% below code required ASHRE 90.1. During the construction of these 225 apartments, the code evolved three times. With each revision, Signature Building Systems needed achieved tighter and tighter modular envelopes. In 2020, the company successfully delivered a 55,000 Passive House Certification project—La Mora Senior Housing Apartments—including four stories of 60 living units built in Yonkers, New York.

While the installation process represents a minor piece of the construction schedule, it is major piece of a project’s overall success. Mr. Bridger pulls back the curtain on how his company ensures accurate, safe, and efficient crane setting of these innovative structures.

Industrialized Construction's Responsibility for the Future

Industrialized Construction (IC) isn’t a concept—it’s a mandate. The AEC industry has fallen short, shackled by inefficiency, waste, and outdated models. This is a call to arms: faster, more affordable, better. IC must move from promise to performance by creating alignment at the outset of a project, embracing Design for Manufacture and Assembly (DfMA), and operational science production-based planning. The message is clear: architects, engineers, contractors, trades, educators, regulators, and owners each have a role to play. This will not look like the projects of the past—costing, scheduling, permitting, and delivery must be reimagined. Standards must be created, knowledge shared, and portfolios—not projects—optimized. We can’t wait for disruption to come from the outside. The future depends on us choosing now to align to create lasting value for our workers, clients and communities. The choice is stark: adapt and lead—or watch the built environment decline into a "Ready Player One" reality.

Offsite Solutions: How Panelized and 3D Modular Systems Accelerate Multi-Family Projects

This presentation will showcase how panelized and volumetric modular systems deliver significant benefits in time savings, replicability, and construction quality. Attendees will learn how panelized systems provide design flexibility while streamlining on-site labor, and how full 3D volumetric modules maximize factory completion, accelerate schedules, and ensure consistent quality. By comparing lessons learned across five projects, we will highlight strategies for optimizing efficiency, reducing costs, and meeting sustainability goals. Whether panelized or modular, offsite solutions are proving to be powerful tools in rethinking how multi-family housing can be delivered at scale.

Scaling Social Impact with Offsite Construction
