Accessory Dwelling Units: The Silver Bullet of the Housing Crisis
Kam Valgardson, President, Irontown Modular
Today, we are facing the most severe housing shortages we’ve ever seen. Supply chain issues, labor shortages, and land constraints are all working against providing safe and clean housing. While the solutions to this problem are as varied and complicated as the problem itself, accessory dwelling units—or ADUs—are rapidly becoming a solution of choice by local and state governments, builders, and developers in an increasingly informed marketplace. Add in factory-built, high-quality construction to the mix, and you’ve got a recipe for much needed relief in this ever-present problem. Join Kam Valgardson from Irontown Modular as he explores the world of ADUs.
From Crisis to Community: The Role of Offsite Construction in Disaster Recovery
Charlie Chupp, Founder and CEO, Fading West
Eric Schaefer, Chief Business Development Officer, Fading West
In 2023, a brush fire near Lahaina sparked during Hawaii’s peak fire season. Fueled by severe drought and high winds, the fire rapidly spread across Maui causing one of the deadliest fires in modern US history. In this session, Charlie Chupp and Eric Schaefer from Fading West will share how state and federal governments launched a coordinated recovery effort, including the creation of 100 permanent modular houses for displaced residents of Lahaina. Remarkably, these modular homes were built, barged to Maui, and set within weeks of the project kickoff, again proving the efficiency of modular construction. Attendees will learn how offsite construction can help communities responds to disasters with speed and sustainability and can accommodate diverse topographies and existing architectural character. In addition, the team will discuss how Fading West overcame complexities of transporting and installing large modular units in a challenging terrain with infrastructure limitations; financing and insurance options for modular housing; and the importance of collaboration between government agencies, developers, builders, and the affected communities.
From Jobsite to Factory: Unlocking Modular’s Full Potential with Manufacturing Excellence
Daniel Small, Founder & CEO, Da Vinci Consulting
The best modular building factories DON’T operate like traditional construction sites. Instead, they put in place key efficiencies that drive higher throughput, lower construction and other costs, and produce consistently higher quality. In this session, Daniel Small, founder and CEO of Da Vinci Consulting, will give modular manufacturers and their customers tools to completely shift mindsets and operations, apply lean principles, implement continuous improvement, and foster industrialized production strategies to maximize the modular building process. Attendees will walk away with practical, real-world strategies that they can be implemented immediately, without requiring massive investments in automation or software.
How to Win at the Zoning Table
Ken Puncerelli, CEO, LAI Design Group
Good design goes far beyond how a project looks—it’s about setting it up for success from the very start. In this session, Ken Puncerelli, CEO of LAI Design Group, will explore how thoughtful planning can help end-users and offsite builders alike move more smoothly through the approval process, keep costs under control, and deliver what today’s buyers and tenants are looking for. Ken will talk about designing with the neighborhood in mind, creating real value through land premiums, and turning potential site challenges into selling points. Along the way, attendees will see how the right design decisions can cut down on earthwork, reduce infrastructure costs, and make projects easier to market, sell faster, and perform better in the long run.
Meet MBI’s New Government Affairs Director: Regulatory Issues & Opportunities for Modular & Offsite Construction
Alex Carmack, Government Affairs Director, Modular Building Institute
The Government Affairs Committee of the Modular Building Institute has been actively monitoring and addressing a number of key issues impacting modular and offsite construction. From building codes to regulations to policy, there is no shortage of opportunities for greater adoption of accelerated construction methods. In this session, attendees will get an update from the new director managing advocacy and other government affairs issues at MBI Headquarters. MBI Government Affairs Director Alex Carmack will provide important updates and timely perspectives on the issues currently being addressed at MBI.
Quality Matters: What Developers Should Look for in a Modular Factory
Tommy Rakes, CEO, Guerdon, LLC
Choosing a factory is one of the most important decisions a developer can make—and understanding how to evaluate quality before, during, and after production is essential. In this session, Tommy Rakes—CEO of Guerdon—draws on decades of hands-on experience to walk developers through the key indicators of a well-run factory and a quality-focused manufacturing process. Attendees will gain insight into what to look for during a plant tour, how to ask the right questions, and how to assess whether a potential partner has the systems, culture, and capacity to support a successful project. The goal is to equip developers and others with the knowledge needed to confidently navigate factory selection, build strong working relationships, and set their projects up for success.
Reversible Design (TM): Maximizing Value with Modular Building Strategies
Dean Dalvit, AIA, PE, Founding Principal, EVstudio
Tom Murphy, Tax Strategist, Tangible Property Tax Methods
Discover how Reversible Design (TM) using modular construction transforms the development landscape by unlocking powerful financial, risk, and sustainability benefits. This presentation explores how modular buildings designed for disassembly and reuse create real-world advantages for owners, developers, and communities. Attendees will learn how to: capture significant tax benefits through accelerated depreciation using cost segregation; mitigate development risk with flexible, Reversible Buildings (TM) and alternative exit strategies; reduce construction risk with factory-built quality, shortened schedules, and controlled environments; and advance sustainability goals with permanently embodied carbon and fully recyclable modular building components. Whether you're looking to reduce risk, increase returns, or build for a circular economy, this session will provide actionable insights into the future of adaptive, resilient development.
Rooms as a Product: Driving Construction Speed, Savings & Certainty
Christopher Herr, Design Director, Adam Berger Development
Otis Odell, National Housing Leader, HED
Andrew Kerschner, National Multifamily Industry Specialist, The Whiting-Turner Contracting Company
Jon Moon, Business Development, Nashua Builders
RJ Mahadev, CEO, RaaP Builders, Inc.
Design prototypes optimized for modular fabrication can help developers overcome perceived risks and higher costs of offsite construction. These assemblies are optimized for construction offsite—including standardized and documented MEP and structural connections—and enable time and cost savings across design, fabrication, and construction.
Join RaaP Builders CEO RJ Mahadev and this expert industry panel for an interactive, case-based panel discussion geared for developers, architects, and GCs about the successes and lessons learned from implementing a “Rooms as a Product” approach.
Running a Modular Factory and GC Operation: Lessons from an Integrated Team
Dan Ferreira, CEO, US-Offsite
This session will explore the operational realities of managing both a modular manufacturing facility and a modular general contracting arm. Dan Ferreira is CEO of US-Offsite; a modular builder in Redding, California; and will share how the company coordinates across design, site work, set, and install, along with insights on what’s working, what hasn’t, and the internal structures that have helped US-Offsite deliver projects more predictably with strong outcomes for clients.
What New Prevailing Wage Requirements Mean for Offsite Construction
Tom Hardiman, Executive Director, Modular Building Institute
MBI Executive Director Tom Hardiman joins the National Offsite Construction Summit to discuss various state efforts to impose prevailing wages on offsite and modular construction. He will also describe what modular and offsite manufacturers and anyone involved in these types of manufacturing projects can do to support the Modular Building Institute’s efforts to navigate and oppose this expansion. Tom has served as MBI Executive Director for over 20 years and for many years was simultaneously MBI’s Government Affairs Director. Accompanied now by a team of government affairs staffers, Tom continues to work on behalf of MBI members in monitoring and responding to legislative and regulatory issues impacting modular construction.
