Denver Case Studies on Creating Modular Affordable Housing

Adam Berger, Founder, Adam Berger Development, LLC
Christopher Herr, Design Director, Adam Berger Development, LLC
Eric Farrington, Owner, Farrington Construction Management
Jon Moon, Business Development, Nashua Builders

Volumetric modular construction plays an important role in meeting the increasing demand for affordable and equitable housing. This technology-driven methodology radically changes the way projects are brought to market. Its primary aim is to standardize and streamline antiquated building practices, while still delivering a quality and equitable living experience. This team of experienced construction professionals will share lessons learned in the design, permitting, financing, and construction of affordable housing using volumetric modular methods, as well as how modular and offsite construction advances and promotes alternative ways of building successful communities. The featured case study in this presentation is West Holden Place—a 77 unit, 60,000-square-feet, 6-story modular attainable multifamily project. West Holden Place is currently under construction in the Sun Valley neighborhood, just south of the Denver Broncos Empower Field at Mile High stadium.

Unlocking Affordable Housing: A Modular Construction Success Story

Justin Stewart, CEO, Synergy Modular

Learn to harness the transformative power of modular construction in the affordable housing sector through an in-depth case study of a successful Low-Income Housing Tax Credit (LIHTC) project in Shoreline, Washington. This presentation is broken out into the pivotal strategies that contributed to the project's success—from early design guidance and integrated team efforts to transparent collaboration. Justin Stewart will walk you through the critical phases of the project, including initial design, fabrication, and onsite assembly, showcasing best practices and lessons learned that led to enhanced efficiency and cost-effectiveness. Gain practical insights and actionable strategies to navigate modular construction's complexities, ensure effective stakeholder integration, maintain open communication throughout projects, and explore how modular solutions can make affordable housing cost efficient and scalable for future development.

Modular by Design

Ken Puncerelli, CEO, LAI Design Group

In this presentation, architect Ken Puncerelli will demystify modular designs that are inspiring a new era of innovation and flexibility. Just as building blocks come together to form intricate structures, modular design offers architects a versatile toolkit to craft innovative, efficient, and sustainable spaces. Ken will discuss the principles of modular design, showcasing how to envision and construct customizable solutions for diverse needs. From residential developments to hotels, modular design fosters adaptability and scalability, ensuring spaces evolve seamlessly with changing requirements. Through case studies and real-world examples, Ken will share the practical benefits of modular architecture, from accelerated construction timelines to cost-effectiveness and reduced environmental impact. By embracing modular design, developers can address pressing challenges—particularly in providing quality housing.

DfMA: What it is and Why it Matters

Michael Marzy, Business Development Manager, hsbcad

DfMA is a design approach that helps streamline construction projects by breaking them down into components, modules, or other sub-assemblies that are easier to manufacturer offsite then put together onsite. From the perspective of a DfMA software provider, Michael Marzy of hsbcad will help attendees understand what “Design for Manufacturing & Assembly” is and shed light on how it can work, what it requires, and what it brings to the modular and offsite construction workflow and business. He will use actual project case studies, highlight hurdles and challenges, and show solution approaches that demonstrate in a comprehensible way how DfMA helps construction professional make the step forward from onsite to offsite construction to enhance productivity, simplify design, improve efficiency, and more.
