The Multistory Stack: How to Crane-Set Modular Buildings Like Calpoly’s New $1.2 Billion Student Dorms

Multistory construction in the United States is quickly moving towards an innovative solution to the ever-worsening labor shortages and cost escalations in today’s market: offsite construction. Forward-leaning manufacturers are rapidly advancing the production of commercial modular buildings through technology, automation, and innovative design—like the new $1.2 billion student housing project at California Polytechnic State University in San Luis Obispo. But what goes into the successful installation of a multistory modular building? What must go right? What can go wrong? Join Scott Bridger; co-founder of ProSet, LLC; as he takes attendees through the process—from the first visit to a site before construction even begins to setting the last module. While the installation process represents a minor piece of the construction schedule, it is a major piece of a project’s overall success. Scott pulls back the curtain on how his company ensures accurate, safe, and efficient crane-setting of these innovative structures.
From Crisis to Community: The Role of Offsite Construction in Disaster Recovery

Three years ago, a brush fire near Lahaina sparked during Hawaii’s peak fire season. Fueled by severe drought and high winds, the fire rapidly spread across Maui causing one of the deadliest fires in modern US history. In this session, Charlie Chupp from Fading West will share how state and federal governments launched a coordinated recovery effort, including the creation of 100 permanent modular houses for displaced residents of Lahaina. Remarkably, these modular homes were built, barged to Maui, and set within weeks of the project kickoff, again proving the efficiency of modular construction. Attendees will learn how offsite construction can help communities respond to disasters with speed and sustainability and can accommodate diverse topographies and existing architectural character. In addition, the team will discuss how Fading West overcame the complexities of transporting and installing large modular units in a challenging terrain with infrastructure limitations; financing and insurance options for modular housing; and the importance of collaboration between government agencies, developers, builders, and the affected communities.
Prefab for Post-Fire Rebuilds

Plant Prefab, located about an hour north of Los Angeles, is a manufacturer of modular buildings and homes. The company is under contract for new homes in Altadena, Pacific Palisades, and Malibu--areas that saw significant destruction during the January 2025 wildfires. In this session, founder Steve Glenn will discuss how Plant Prefab is uniquely prepared to help rebuild multi- and single-family homes—all designed by a range of local and national architects—more efficiently than traditional site-based processes due to their hybrid (panel + module) building system and an automated factory. In addition, Steve will share designs of modular housing currently in various phases of design, engineering, and construction.

In this session, Tommy Rakes—CEO of Guerdon—draws on decades of hands-on experience to walk developers through the key indicators of a well-run factory and a quality-focused manufacturing process. Attendees will gain insight into what to look for during a plant tour, how to ask the right questions, and how to assess whether a potential partner has the systems, culture, and capacity to support a successful project. The goal is to equip developers and others with the knowledge needed to confidently navigate factory selection, build strong working relationships, and set their projects up for success.
Reducing Homelessness with Modular Micro Studios

Homelessness continues to rise while traditional attempts to provide affordable housing struggles with escalating costs, labor shortages, and lengthy construction timelines. Modular construction offers a faster, more scalable path to delivering safe, dignified housing for people in need. In this compelling session, Stuart Emmons—a Fellow of the American Institute of Architects—will explore how modular micro studios, standardized design, and integrated project delivery can dramatically accelerate the creation of permanent supportive and affordable housing. Through real-world case studies, attendees will learn how optimized modular systems, panelization, MEP integration, factory-site coordination, and streamlined production strategies can reduce costs while increasing housing output. This session will demonstrate how collaboration between designers, manufacturers, developers, and public agencies can help communities move people off the streets and into stable long-term housing more quickly.
